Introduction
In our previous report London’s Future: Driving Growth Across Real Estate, CBRE examined what makes a city commercially resilient and attractive to investors.
London has strong global city fundamentals – economic dynamism, demographic depth, lifestyle vibrancy, infrastructure, and governance – providing competitive forward-looking opportunities.
This report examines London through a retail lens. It asks why the world’s most ambitious brands continue to choose London for their most important stores, how London compares to other leading cities, and what is reshaping the definition of a successful flagship.
A flagship store is a brand’s primary or lead retail location typically chosen for its prestigious address, large footprint, and capacity to serve as the fullest expression of a brand’s identity. These stores are not only transactional. They are designed to create emotional connection, generate content, and carry the brand’s values to a global audience. For that reason, where a brand opens its flagship is a statement of strategic intent.
Our analysis draws on 14 other global cities – from established luxury capitals to fast-growing markets – to assess London’s position and examine the trends that are driving flagship investment today and will shape it over the next decade.

Key findings
In an increasingly digital world, global brands still require a physical global stage, and London consistently ranks as one of the world’s most sought-after locations to build one.
-
The role of the flagship store has evolved
Brands are concentrating investment in fewer, higher-impact stores, shifting the role of the flagship from transactional space to brand experience infrastructure, prioritising influence, visibility, and global reach. London’s resident spending power, depth of international tourism, and vibrant retail districts position it consistently among the world’s most sought-after flagship destinations. -
Brands are choosing London for flagships
Across 30 of the world’s leading mass market and premium fashion brands, London and New York are the only cities in this study to attract every brand. For digitally native and high-growth brands, London is a top choice for initial international expansion strategy, as it offers brand visibility, social currency, and consumer volume. In H1 2026, CBRE recorded over 80 new international brands, drawn from 27 countries, actively seeking their first London location. -
London remains one of the top core global luxury cities
London ranks highly for leading luxury boutique presence supported by a significant resident wealth base and international spend. Leading luxury brands continue to invest in London, with an estimated £400m invested in store fit-outs over the last two years on Bond Street and Sloane Street. Over 40% of Bond Street is owned by a retailer or their dynasty, signifying long-term commitment to the capital. -
Limited vacancy across global flagship retail destinations reflects desirability
In London and across global cities, there is limited vacancy on prime retail flagship streets and malls. This reflects confidence and results in competition for the best units to take advantage of high foot traffic and shared customers. In London, Oxford Street vacancy stood at 0.4% in H1 2026 and Regent Street at 2.1%. New mixed-use, office-led developments at former department stores will offer flagship opportunities that cater better to current retailer demands. -
The choice of city for a flagship store is a statement of brand intent
A flagship store represents a strategic real estate decision. When brands invest in hospitality, immersive design, event spaces, wellness, in-store services, digital infrastructure, and architecture, they are making a deliberate statement about where they want to be seen. That concentrates demand on a small number of cities, with London’s prime streets among the most strategically valuable real estate globally.
