Making the case for development is vital to many projects. In an evermore complex world articulating how development can benefit the local economy and local communities is more & more challenging. Increasingly places need to demonstrate the benefits of public sector investment and that it represents value for money. CBRE can provide economic analysis skills to demonstrate economic and community impact of development, alongside expertise in developing business cases which are complaint with HM Treasury requirements for public sector investment.

The demand for logistics has risen steeply in recent years and will continue to rise as online retailing increases and operators compete for short delivery times and accessibility to work force. Our team are leading consultants in this sector working with national and regional developers across the UK to find sites and secure planning permission. We work closely with our Industrial Agency Teams to ensure that we are providing up to date and market facing advice.

Town centres and the way in which we shop is changing rapidly. As people move towards online shopping town centres are seeing a dynamic shift towards new uses and activity. Our team advises from the earliest stages of town centre regeneration through to the curation of a masterplan response and ultimately to the sucessful journeying of a viable planning application for a range of town centre uses.

There is an urgent need to plan for and deliver new homes across the UK with consecutive governments making home building a priority. Utilising a wealth of experience and drawing on knowledge from across the business our teams are working on a variety of residential projects across the country. From detailed land searches and local plan representation to delivering complex planning consents we continually deliver results for our clients.

As key decision makers and land owners the public sector plays an ever-growing role in the development process. Our team act as trusted advisers to several local planning authorities around the country providing development and planning advice on a range of issues. We work as part of developer partnerships with local authorities to produce regeneration strategies and planning policy guidance ensuring that our advice is not only commercially astute but addresses the client’s requirements exactly.

Alternative uses are becoming an increasingly growing area especially for the regeneration and repurposing of town centres and urban areas. Our team’s breadth of experience includes projects in the Life Sciences, higher education, film studio and data centre sectors, all which have unique operational requirements and require a tailored approach. The team draws on knowledge from across the business to deliver the right strategy for our clients in all stages of the process; from acquisition strategies, to master planning, through to delivery.

The complexities and cumulative demands of planning policies, obligations and levies can create a significant financial burden on site and scheme viability. Our national team of dedicated specialists provide robust tailored financial viability advice to ensure that clients can crystallise the opportunity presented by the planning process to unlock and optimise land and development value. Our team advises from the promotion and plan-making stages through to underpinning planning applications and thereafter in the securing of S106 Agreements and as Expert Witness. Our expertise extends across the full spectrum of land and property sectors including principally residential sale, Build-to-Rent, PBSA, Co-living, mixed use and commercial / logistics. We work closely with our Investment, Agency, Affordable Housing and Valuation Teams to ensure our advice is commercially-driven and market-facing.
