We believe flexible products and spaces, create dynamic, income producing assets. We undertake a detailed analysis, encompassing everything from financial modelling, footfall and socio-demographic data to shape the strategy and vision for your asset, be it a new development or repositioning an existing asset for a more resilient future. Becoming strategic partners to our clients, we offer a range of services whist you develop your ‘flex’ product, advising on numerous operational approaches including, on demand, meeting and event space, managed solutions and tenant ready.
We offer an end-to-end utilities management service for both PM FM clients, and direct business.
Managing the energy trading and supplier selection process, we ensure our clients and their tenants have access to the best possible commercial terms. Once our supply arrangements are secured, we offer invoice validation services to make sure the bills we receive are accurate, and timely. In addition to ensuring rates are correct, we also validate hundreds of meter readings, and millions of rows of half hourly data, to ensure that the consumption being billed is accurate. Our consumption validation extends beyond fiscal meters to submeters in order to recharge tenants for their consumption where possible. This data can then be used to support our client’s ESG objectives for integration into sustainability management platforms, and use in energy and carbon reporting, and energy management projects.
The core service offering is underpinned by a number of additional activities; site works, query and debt management, and regulatory compliance all sit with our remit and ensure we deliver a holistic solution to our clients and end-users.
Deka Immobilien - Belvedere Building, 12 Booth Street, Manchester
CBRE works closely with Deka to reduce 80% of CO2 emissions
The Challenge
The Belvedere Building is a multi-tenant seven storey office building. In 2020, Deka carried out a study to upgrade the buildings existing A/C equipment as well as gas boilers. The decision was made to go all electric and replace the former equipment with heat pumps and heat recovery chillers.
The Solution
CBRE leveraged expertise from multiple teams, to convert the Belvedere to a fully electric operation. Project Management and Building Consultancy managed the works, whilst Property Management worked with the client to cover a reasonable amount of the costs through the tenant’s service charge. We achieved this through open dialogue and promoting the possible energy savings achieved through the project.
The Result
On behalf of our client, we achieved a significant reduction in CO2 emissions (80%), 33% reduction in energy usage and increased the EPC rating from a D to a B. CBRE are continuing to work with Deka to achieve an A rating. Our client now has a future-proofed asset, and their tenants are benefiting from a reduction in energy costs.
