European real estate investment reached €51.5bn in Q3 2026, taking the year-to-date total to €171.9bn, according to global real estate advisor CBRE. The year-to-date figure is up 8% on the same period last year, although Q3 volumes are 4% lower than Q3 2025.

The UK received the most investment in Q3 2026 at €16.2bn, marking a 5% increase when compared to Q3 2025. This quarter’s figure also reflected a marked uplift (22%) in volumes when compared with Q2 2026, which saw €13.2bn transacted. The Netherlands also saw volumes increase (8%) when compared to Q3 2025, however France, Germany and Spain saw a decline over this period.

At a sector level, living continues to attract investors, with €12.2bn transacted in Q3 and €45.3bn year-to-date, accounting for 26% of total real estate investment in the first nine months. Investment in living assets rose 15% when compared with the same period last year, with Spain (56%), the Netherlands (53%), and France (19%) all recording strong sector growth.

The industrial & logistics sector saw €10.3bn transacted in Q3, bringing its year-to-date total to €29.7bn. The Q3 figure was a 4% increase compared to Q3 2025. Meanwhile, office investment reached €9.3bn in Q3, an 8% fall compared with the same quarter in 2025, but the sector has seen €32.2bn transacted year-to-date. Healthcare continues to attract increased investment, with €3.7bn transacted in the quarter, up 50% on Q3 2025.

Year-to-date European real estate investment is ahead of last year, but a changing interest rate outlook likely contributed to a quieter Q3 as investors took stock of the implications for real estate performance. Nonetheless, sustained interest in needs-based sectors such as living and healthcare shows strong conviction for assets with reliable cash flows and durable demand drivers.
