CBRE Reports Steady Q4 for Central London Office Markets

The Central London office market saw a steady finish to 2025, according to new research from CBRE. In the final quarter of 2025, take-up reached 3.2 million sq ft, sitting 13% above the long-term average, dominated by the take-up of secondhand office space.

For the full year, take-up reached 11.4 million sq ft, broadly in line with both 2024 figures and the long-term annual trend. 2025 also saw 5.2 million sq ft leased in the City and 3.2 million sq ft leased in the West End. Interestingly, the City has seen a real diversification of tenant types, driven by the tech, media and telecoms companies growing their real estate footprints.

Six leasing deals over 100,000 sq ft transacted during the quarter, the largest being Visa’s 300,000 sq ft commitment at One Canada Square, E14. The Canary Wharf Group announced that 2025 was its strongest office leasing year in more than a decade.

The banking and finance sector was the most active in Q4, taking 1.2 million sq ft and accounting for 37% of total quarterly take-up.

2025 ended on a steady but confident note, with strong take-up driven by a resurgence in London’s submarkets and sustained demand from banking and finance sectors. Occupiers remain focused on securing quality space, showing that London’s office market continues to offer resilience and long-term appeal.
