Major redevelopment of the Telford Centre.

Sovereign Centros from CBRE have been appointed Asset Managers of Telford Centre since 2013.

Sovereign Centros were appointed to oversee a major redevelopment of the centre. The overarching masterplan outline planning consent was achieved in 2013 and under this masterplan there were three major developments as follows:

Redevelopment of the Southern Quarter – Demolition of a former Focus DIY store and construction of 5 new restaurants amounting to 23,000 sq ft, tenants include Umami, Wingers and TGI Fridays.

Redevelopment of the Northern Quarter – former Asda store redeveloped to create units ranging from 10,000 sq ft to 30,000 sq ft with direct car park access. The stores were substantially leased at PC in 2018 to Aldi, B&M, Danish household goods chain JYSK and discount retailer, Poundstretcher.

Redevelopment to create the Fashion Quarter – A new bus station and prime fashion mall development delivering more appropriate space for modern retail requirements. The fashion quarter now houses flagship stores for Next, New Look, H&M and River Island along with 17 further new and refurbished units.

In addition, there have been a number of smaller asset and development management initiatives to help to drive income, reduce Landlord shortfalls and future proof the asset as a regional shopping destination. Solutions were found for the two vacant department stores, with a re-letting of the former House of Fraser to provide a new Frasers and Sports Direct and a repurposing of the former Debenhams to deliver a wider leisure offer in the form of a Flip Out & Putt Putt Noodle.

These initiatives have ensured that the centre has remained resilient, with a high level of occupancy and a consistently growing net income over the past 5 years. Telford continues to be the key shopping destination in Telford & Wrekin, with high visitation from the local population per annum. In addition, a large percentage of shoppers travel from further away, looking for some of the biggest national brands, who are present in Telford.

Key new brands to the centre include Footlocker, Mango, Starbucks, Miniso and Kenji.

Further asset management initiatives are currently in progress, with a redevelopment to provide a 4-unit food court, along with a long-lease of a previous petrol filling site to provide an alternative use on the north western corner of the site.
