Overview

RCP set us the challenge of creating a sustainable HQ that was fit for the future and looked after its staff. The college has been based in London for 500 years, but with circa 75% of its membership being based outside of London, they wanted to create a second home in the North of the UK and chose the City of Liverpool and a building now officially known as The Spine.

A move would also allow them to provide more facilities for their membership, provide cheaper access to their conference and training/assessment programmes and provide an income stream from bookable public spaces.

The Solution & Result

As lead consultants, a multidisciplinary approach was key in providing upfront agreement for lease advice and negotiation, followed by development monitoring services for the base-build construction. CBRE’s project and cost management team went on to procure the full design and build team with our Sustainability team providing advice, including BREEAM and WELL consultancy, and our Engineering Services team providing TDD and design oversight and managing the design, pre-construction and project delivery phases.

Early engagement meant that we could also input into the base build design, facilitating early decision making and enabling works packages that saved the RCP time and money.

The glazed facade, complete with 23 million unique polygons that mimic human skin, wraps the building, reacting to the local environment, reducing glare and noise.

The Architect incorporated nature into each environment with biophilic design, carpets made from recycled fishing nets and vinyl from recycled bottles contributing to this sustainably circular building. The advanced air purification, and combined heat and power network maximise efficiency and comfort whilst and floor-to-ceiling glazing, provides expanses of natural light and some of the best views of the city centre and waterfront.

The Spine is currently one of the healthiest workspaces in the world for mental and physical wellbeing and the first fit-out in the UK on-track to achieve BREEAM Outstanding and registered to pursue WELL Platinum certification through the International WELL Building Institute™.

CBRE’s end to end service delivery has been outstanding, with nearly a four-year partnership culminating in a building and workspace that has exceeded expectations on all fronts. Whenever there was a problem CBRE had the answer.

Even the commercial and practical issues that COVID-19 created didn’t phase the team – we remained confident throughout that CBRE had our back covered!
