Join us for The Great Property Bike Ride 2025 which promises stunning views, camaraderie amongst riders and the opportunity to make a meaningful impact while enjoying an exhilarating cycling experience.

Everyone is welcome! Select from one of three distances (41KM, 71KM, or 123KM) and ride alongside clients, colleagues, friends or family.

This year we ask all riders to raise a minimum of £150 for Alzheimer's Society. Your fundraising will help support essential services for those impacted by dementia, helping to provide help and hope for those affected.

Don’t miss this opportunity to pedal for a purpose, challenge yourself, and be part of a community dedicated to making a difference.

2025 Property Bike Ride Jersey

We're excited to announce Q36.5 as the official jersey partner! Their innovative jerseys keep you at a perfect 36.5°C, regardless of conditions.

All participants in the 2025 Great Property Bike Ride will receive a special edition Q36.5 jersey worth £130, featuring lines for the three Surrey routes, dots for the three pit stops, and a plus sign for the race start and stop locations.

Routes

We offer a variety of scenic and challenging routes to suit every cyclist's preference. With options of 41KM, 71KM, and 123KM, there's sure to be a route for everyone.

Details for the 2024 routes are provided below. Please note that the 2025 routes will be confirmed closer to the event date, so be sure to check back for updates.

We recommend downloading your route on the day of the event. However, please be aware that routes may change due to unforeseen circumstances such as road closures, accidents, or weather conditions. It's essential to follow the route signage on the day of the event rather than relying solely on your downloaded map.

The 44KM route is a relatively easy ride featuring just two climbs. Starting from Sandown on the A307 towards Cobham, it follows Icklingham Road to Leigh Corner and south to Stoke D’Abernon. Riders will continue to Fetcham and Great Bookham, where the first climb up Chapel Lane begins. After a careful descent down the steep Bagden Hill, this short route merges with the Long and Medium routes at Westhumble. Follow the cycle path through the subway under the A24 to reach the base of iconic Box Hill, where you'll climb the Zigzag Road to the summit for a pit stop. Finally, descend Box Hill towards Leatherhead, Oxshott, and back to Esher, finishing at Sandown.

Instead of climbing to Box Hill summit, continue for 500 meters past the Box Hill turnoff onto Headley Lane. This path gently ascends while circling the base of Box Hill, eventually reconnecting with the route at the junction of Slough Lane and Church Lane.

Starting from Sandown on the A307 towards Cobham, this route follows the Long route until it splits in Shalford. It then heads east toward Bramley, merging back with the Long route for a second pit stop at Bramley Village Hall. Riders will continue east through Shamley Green to the scenic Shere and Abinger Hammer, followed by a climb through the beech forests of Whitedown Lane. After descending, the route passes Ashmore Park Estate to Westhumble, where you'll take the cycle path through the subway under the A24 to reach the base of iconic Box Hill. Here, riders will tackle the Zigzag Road to the summit for the third and final pit stop. Finally, descend Box Hill toward Leatherhead, Oxshott, and return to Esher, finishing at Sandown.

The first 27KM follows the 2024 route, starting from Sandown on the A307 toward Cobham. It then winds through Downside, Ockham, and East Clandon, leading to the first climb on Staple Lane and a steep descent to the Shere By-pass, entering Albury and Chilworth.

Next, the route goes through Shalford and Peasmarch, reaching Seale for the first pit stop at Seale Recreation Pavilion. Riders continue south to Hankley Common, a James Bond filming location, before merging with the medium route in Bramley for a second pit stop at Bramley Village Hall.

The ride then heads east through Shamley Green to Shere and Abinger Hammer, followed by a climb through the beech forests of White Down Lane. After descending, the route passes Ashmore Park Estate to Westhumble, where riders follow the cycle path under the A24 to iconic Box Hill. Finally, tackle the Zigzag Road to the summit for the third pit stop, then descend towards Leatherhead, Oxshott, and back to Sandown.
