•Effective rents in the Baltimore Metro grew 1.6% since Q1 2017, bringing the average effective rent to $1,271 per month. Class A rents also registered a bump in average prices, increasing 0.4% year-over-year (y-o-y) despite new competing supply.

•Investor activity set a market record in 2017 as 67 properties traded over the year, with an aggregate value of $2.75 billion. Total activity in 2017 increased more than 40.0% compared to 2016.
