About the Client


61 Southwark Street is a flagship office for CBRE and is the EMEA head office for our Global Workplace Solutions business. 

About the Building


CBRE staff moved into 61 Southwark Street in 2018 from a total of five separate offices. A main aim behind bringing everyone into this new head office was to create a central hub to showcase technology, increase collaboration and enhance experience. 

Over 660 people are based from this office, across 7 floors and 78,000 sqft of space. 

In total there are; 

- 560 work points
- 27 meeting rooms
- 49 focus rooms and phone booths
- 46 breakout areas
- 49 café seating spaces
- 40 bike racks
- 9 showers
- 2 outdoor terraces 

The Solution


CBRE self-delivered the entirety of this relocation project, with more than 17+ CBRE services lines collaborating on all aspects of the project including; sourcing the new space, negotiating the lease, cost management, workplace design and all fit-out works. CBRE also now self-delivers the facilities management services within the building. 

The fit-out works of 61 Southwark Street began in May 2018 and completed in August 2019, with a peak of £2.44m spend in a month. During this period, the project team of 27 dedicated personnel completed work handovers every two weeks (13 in total) from the CBRE projects team to the CBRE operating team. Acting as the main principal contractor our teams worked with existing tenants to complete works, including the installation of a new lift shaft. 

"On any given day we led a team of 126 operatives who put in a total of over 200,000 labour hours to complete the fit out works, all achieved with 0 accidents."

The delivery of this project showcases not only the self-delivery capability of CBRE, but also the ability to deliver works on time, to budget and most importantly safety and compliantly. The move to 61 Southwark Street has improved end user workplace satisfaction, with each space designed to suit the needs of each specific department. Engagement with employees has improved as well as integration across the business, with a noticeable drop in email traffic.
