The Porter Building is a brand-new commercial development consisting of 120,000 sq ft of office and retail space in Slough, built through a joint venture between developer Landid and investor Brockton Capital. 

Located right next to Slough’s train and bus hubs, the building has strong transport connections to the surrounding area and London, which will be further improved by Crossrail and the new underground Elizabeth line, bringing a new influx of skilled workers to the town. 

Organisations are becoming increasingly aware of the role wellness plays in maintaining a healthy, happy and engaged workforce, and the impact it can have on business bottom line. With organisations now placing greater importance on the health and wellbeing of employees, Landid was keen for the Porter Building to enable future occupiers to maximise existing wellness programmes, through the added element of healthy real estate.

WELL Certification™ is an international performance-based assessment methodology grounded in medical research that is exclusively focused on human health and well-being in the built environment. Administered by the International WELL Building Institute, the certification is the world’s leading tool for advancing health and well-being in buildings..

Solution and Outcomes

CBRE has a strong history with WELL and healthy real estate, being the first company to achieve the standard through their own headquarters in Los Angeles in 2013. Since then, they have formed a strategic alliance with Delos – pioneers of WELL – and contributed to several ground-breaking research projects related to wellness in the built environment, notably through collaboration with the University of Twente and the resulting CBRE Healthy Offices research programme

CBRE’s strong wellness expertise, combined with their existing role as leasing agents, meant they were seen as a natural fit to deliver WELL Certification for the Porter Building. 

One of the key challenges was that construction was already underway when Landid decided to pursue certification, so clear action needed to be defined and incorporated into the existing project timeline.  

CBRE assembled an international team of consultants, including WELL experts from the UK and Netherlands, who worked with the Porter Building project team to identify what needed to be done to meet certification requirements on time and on budget. The dynamism of the Client and project team was critical for success.

The resulting scheme incorporates a variety of wellness features. Maximised floor to ceiling heights, created by exposed ceilings on office floors, twinned with large floor plates and a central atrium, mean users are never more than nine meters from a window and rooms are filled with natural light. The building is served by 100% fresh air and drinking water is treated through applied Ultraviolet Germicidal Irradiation technologies. Employees are supported to adopt active lifestyles through attractive stairwell design, cycling provisions for more than 100 bikes, and adjoined shower and changing facilities. Shared amenity space is located on the ground and fifth floor roof terrace, offering spaces for employees to interact with other building users. 

The building is not only designed to best-in-class standard, but is scientifically proven to deliver a top-quality indoor environment, through extensive testing.

As a result, the Porter Building was the first UK building to gain WELL Certification™, achieving Gold rating at the Core and Shell level.

CBRE has now certified more WELL projects than any other company worldwide, and is supporting multiple clients in reaping the benefits from WELL Certification™; as of July 2018, CBRE is consulting on more than 50 WELL projects across EMEA.
