A Special Situation covers many aspects of the direct and indirect real estate sphere. The team will assess the range of solutions that may be available to the client, tailoring the required resource and strategy to best meet their outcomes. These range from underwriting advice on fund recapitalisation, loan portfolio underwriting, optimising real estate returns from M&A transactions and all aspects in between.

Our team’s clients include some of the largest market leaders as well as small private companies and family offices.

Our team consistently dominates the UK portfolio market with an average sell side market share of 31% over the last 3 years and some of the largest Pan European Portfolio Transactions including the €1.1bn Project Prime and €500m Trias Portfolio.

The Jamaica Porfolio: Kingston Estates

Nature of instruction: Portfolio Investment Sale

  • Kingston Estates sought to dispose of their portfolio and, following a competitive pitch, a combined CBRE team secured the instruction
  • The portfolio included 5 offices, 2 industrial units and 2 retail assets
  • CBRE advised Kingston to split the assets into each sector in order to achieve best value and certainty of sale for all assets
  • The team enforced a tight timeframe on themselves to launch the assets, as it was deemed that there was limited competition in the market at that time and in order to meet the Christmas deadline
  • The competitive tension created allowed Kingston to secure best value along with certainty of completion

Nature of instruction: Investment Sale

  • Following two aborted off market transactions CBRE advised CBRE GI that a marketing campaign  focusing on both the existing use and a redevelopment solution should be implemented
  • The 2 exit scenarios attract a very different investor base so the Portfolio and Special Situations team brought the Residential Land sales team on board
  • The pricing strategy resulted in 32 offers which drove competitive tension and full market coverage
  • 3 clear parties emerged at 60% above asking and enabled CBRE to drive the transaction timetable, culminating in an exchange within 3 days from agreeing Heads of Terms
  • The final pricing far exceeded the original tone of the aborted off market transactions

Yield: 7.95%

Nature of instruction: Portfolio Investment Sale

  • CBRE, on behalf of Blackstone, carried out one of  the largest and most high profile portfolio disposals of 2015
  • Project Webb comprised a complex portfolio of value add assets across the office, retail and retail warehouse sectors, located in established centres throughout the UK
  • The dominant feature of the portfolio was a high quality CBD office weighting in the UK’s major provincial cities and established south east towns
  • The Portfolio team delivered an excellent result for Blackstone on what was a very complicated transaction, demonstrating the Portfolio & Special Situations team’s ability to deal with large complicated transactions

Tourism Office, Liberty Wharf, Jersey


Size: 6,088 sq. ft.

Value: £2.55m

Nature of instruction: Vacant Possession Sale

  • The asset was marketed as part of the wider Liberty Wharf scheme, but the variety of assets and combined capital value were not deemed to be attractive to individual investors
  • The opportunity was more aligned to an on island owner occupier, due to the short length of income and intensions of the Tourism Jersey, so they were the focus of the campaign
  • Understanding the dynamics of inward investors and 1(1)(k) residents in to the island was key to success
  • Utilising our on Island professionals was an essential part of unlocking this opportunity and key to realising the sale

Project Rose



Nature of instruction: Strategic real estate advice resulting in sale & leaseback transactions

  • Sun Capital purchased O&S Doors who, as part of their strategic business, operated out of two freehold industrial facilities in Ireland
  • CBRE advised O&S on the potential opportunities to drive value from the operational real estate of the business
  • The keys to success relied on generating best value from a capital receipt while maintaining a positive impact on the company accounts
  • The advice allowed Sun Capital to fully evaluate the best strategy to pursue and what structure would best benefit the value of the business in order to hit their investment returns
