Our London Lease Consultancy team analyses commercial leases to identify opportunities for making or saving money for our clients.

Finding value in the detail

We have the largest and most experienced lease consultancy team in London. We will guide you through this complicated mix of law and valuation. We are the sole international property consultancy which has an office strategically placed in each of the main sub markets in London - City, Midtown and the West End. We therefore have intimate and detailed market knowledge which we apply to our extensive legal and valuation skills to achieve a proven track record of results that meet and exceed our clients’ objectives.

Because we combine legal knowledge with an in-depth understanding of physical property and valuation techniques, we understand the practical application and effect of lease drafting. We know where to find value that may not be immediately apparent. Working in tandem with CBRE’s market-leading Office Leasing teams and combined with access to our leading London Research  capability means that we are an unbeatable team.

We are skilled negotiators of reviews, renewals, restructures and due diligence in lease contracts. Where the best outcome cannot be achieved by agreement, we bring one hundred and fifty years of combined knowledge and experience to present expert cases, and the skills of our five accredited Arbitrators and Independent Experts to present fully reasoned reports in dispute resolution.

Managing risk, identifying opportunity

The team creates value and minimises costs for landlords, tenants and investors across a broad spectrum of instructions, from advising on the drafting of the elements of new leases, reviewing rents and complex arbitration, to restructuring existing contracts and exit strategies and costs.

  • Negotiating rent reviews
  • Negotiating lease renewals (inside or outside the L&T Act 1954)
  • Lease due diligence on the acquisition and disposal of leasehold interests
  • Lease restructuring (re-gears, surrenders and re-grants, covenant reappraisal and renegotiation)
  • Advice on form of lease in sale and leaseback transactions
  • Reviewing and advising on Heads of Terms and new lease drafting
  • Rental valuations
  • Acting as Expert Witness in rental valuation disputes
  • Our five accredited Arbitrators and Independent Experts are regularly appointed privately and by the RICS to resolve disputes where the parties have been unable to reach agreement.
  • Liability analysis, negotiation and resolution of disputes for interim and end of term dilapidations, including acting as Expert Witness in Court.

We act for a wide range of investors, developers, landed estates, corporates, professional firms, retailers, Government bodies, medical practices and restaurants. We completed 134 lease consultancy instructions in the last 18 months – equivalent to almost one every two working days.
