Based on a recommendation for our diligent and unbiased process, we were appointed as joint agent to sell this well-located asset which had existing planning consent for 31 super prime residential units across 140,000 sq ft.
With exceptionally high levels of interest following an international marketing campaign, a competitive bid process attracted bids to a total value greater than the sum of all development trades in London in 2012. Careful and considered buyer selection ensured that the site was sold not only within a very short timetable but also at a price of £260m, significantly ahead of the client’s expectations.
Fulham Wharf, SW6
Our client, J Sainsbury, aimed to drive value from their land by building a new store within their site, whilst selling a portion of the land for residential development. Because we understood their business, we knew that their overarching need was to maintain business continuity and customer loyalty at all times throughout the transfer from the old store to the new.
Through careful developer selection and the negotiation of a comprehensive development agreement, we not only protected their supermarket trade but also doubled their expectations of the site value.
Wapping Village, E1
With Wapping one of only a handful of untested locations for residential development in zone 1, the challenge was to reposition this vacant print works as having potential for a major mixed-use residential-led development. We were brought in to replace the incumbent advisor with the objective of obtaining a swift unconditional sale.
We helped to secure planning consent for the 15 acre site, and, by giving a clear architectural vision for the site and maximising the target market through our connectivity across the Central London market, we secured a buyer and achieved completion of the deal just ten days after exchange of contracts.
One Nine Elms, SW8
We were appointed by Green Property to provide strategic advice on a tired office building that was nearing the end of its economic life. Based on our advice throughout the planning process, the client secured planning consent for a redevelopment and change of use for their two acre site, and we helped them to secure a development manager.
Given the scale of the project – 1.1m sq ft GIA residential, office and hotel use, in total more than four times larger than the existing building, and with luxury elements seen only in principal cities overseas – the scheme was designed to attract overseas capital which had the balance sheet to undertake such a large development.
Having secured planning consent, we were then appointed to find a buyer. We targeted parties from South East Asia with known requirements for such a project and, working alongside our London-based China Business Team, we identified and secured agreement with Dalian Wanda, a new entrant to the London market.
Marks and Spencer Group warehouse, White City, W8
We were appointed by Marks and Spencer Group in 2008 and invested time in ensuring that we fully understood their business needs and objectives in order to maximise the returns from a sale of their White City site.
To protect the site’s significant development potential of 1.3m sq ft, we guided the client through planning framework representations to the local council and other landowners. We executed the final transaction just two weeks after the purchaser received the contract, at a price greatly exceeding the client’s expectations.
